ROLLER SHUTTER MAINTENANCE TIPS

  1. Regular Cleaning


  • Remove dust and dirt from guide rails and slats using a soft cloth or soft-bristle brush

  • Avoid harsh cleaners or high-pressure water that can damage paint or mechanical parts

  • Use mild soap/detergent, rinse with clean water, and dry properly



  1. Lubrication


  • Lightly lubricate moving parts such as guide rails, hinges, bearings, springs, and rolling mechanisms for smooth operation

  • Use a silicone-based lubricant or light grease; avoid over-lubricating as it attracts dust

  • Never spray lubricant directly into the motor or electrical components



  1. Visual and Operational Checks


  • Inspect slats, paint, rust spots, dents, or cracks at least every 6–12 months

  • Ensure smooth opening/closing – watch for unusual noises, jerky movement, or misalignment.

  • Tighten loose screws/bolts, but don’t overtighten

  • For motorized shutters, test the motor, control switch, and manual override regularly.



  1. Spring & Tension System


  • Balance springs or tension systems may need adjustment over time, but this should be done by professionals as it involves high tension

  • Avoid DIY adjustments if you are not trained.



  1. Weather & Corrosion Protection


  • Check rubber seals/weatherstrips to prevent water and dust ingress

  • Clean and repaint small rust spots with anti-corrosion coating

  • If your shutter is near the sea or in a dusty area, increase cleaning frequency.



  1. Proper Use & User Training


  • Train users to open/close shutters correctly – never force or pull roughly

  • Cycle the shutter occasionally even if not in daily use, to keep mechanisms active

  • For automatic shutters, check safety sensors regularly.



  1. Professional Servicing


  • Have a professional inspection at least once a year – checking limit switches, motor, safety brakes, and tension

  • Don’t ignore issues like slow movement, noisy operation, or electrical faults – early servicing prevents bigger repairs.
